MAINTENANCE ASSOCIATE

Sinatra & Company Real Estate, LLC (“SCRE”) is hiring a

Various responsibilities of an SCRE Maintenance Associate include, but are not limited to the following:

  • Plumbing:includes the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
  • Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers.
  • Drywall repair:includes filling in small holes caused by nails and minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.
  • Painting:includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit and a new renter assumes occupancy.
  • Appliance repair:includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.
  • Grounds keeping:includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.
  • Cleaning/housekeeping:includes maintaining a tidy appearance in shared community locations, such as the leasing office lobby, clubhouses, and fitness or recreational areas also includes cleaning fixtures, floors and other surfaces in vacated units before new renters assume occupancy.
  • Snow removal:includes shoveling, blowing or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping.
  • Customer service:includes professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
  • Time management:includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.

To be considered for the position, candidates MUST meet the following qualifications:

  • Must be experienced with painting, plumbing, and floor installation.

Must have valid Driver License and dependable vehicle

 

ACCOUNTING

Sinatra & Company Real Estate, LLC is hiring a Property Accountant.  Seeking a Full Time (40 hours per week) Property Accountant for the Corporate office, reporting to the VP of Finance, this position is responsible for all accounting activities for the assigned Sinatra & Company RE properties.
Main duties and responsibilities will include but are not limited to:

 

  • Analyze and maintain the General Ledger to ensure the accuracy of coding and cost allocation.
  • Responsible for the accurate & timely financial reporting at the property level in accordance with GAAP and Sinatra policies.
  • Prepare balance sheet and income statements for assigned portfolio of properties, including variance analysis of properties financial results.
  • Prepare and maintain supporting Workpapers for assigned portfolio of properties.
  • Document and record ownership-level transactions/adjustments impacting assigned portfolio of properties based on legal documents (debt agreements and purchase & sale contracts).
  • Maintain and post company’s real estate tax(s) schedules
  • Work with internal and external business partners; Sinatra property management, executive team and outside auditors.
  • Calculate tenant CAM charges in accordance with lease terms.
  • Assist in post-closing proration adjustments and system set up for new entities.
  • Assist on all Special Projects

To be considered for the Property Accountant position, candidates MUST meet the following qualifications:

  • Proficient in an ERP Accounting software, Yardi Voyager highly desirable.
  • A Bachelor’s degree in Accounting or Finance and 5 years of related experience.
  • Previous Accounting experience in a real estate environment a plus.
  • Ability to handle multiple tasks simultaneously is essential.
  • Able to perform moderate to complex account reconciliations.
  • Effective attention to detail and a high degree of accuracy with the insight to coordinate priorities efficiently.
  • Strong work ethic and positive team attitude.
  • Sound analytical thinking, planning, prioritization, and execution skills.
  • Full time position with hours compensate with the business needs of the organization, ideally 8am-4pm.

MARKETING/SALES

Sinatra & Company Real Estate, LLC is hiring a Commercial Leasing Agent.  Seeking a Full Time (40 hours per week) Commercial Leasing Agent for the Corporate office, reporting to the Director of Marketing, this position is responsible for all commercial leasing activities for the assigned Sinatra & Company RE properties.
Main duties and responsibilities will include but are not limited to:

Reporting to the Director of Marketing, the commercial leasing agent will work to reduce vacancy through the marketing and sales of commercial space, along with renewing leases with existing tenants. The successful candidate will also increase the footprint of SCRE in the commercial brokerage space in the region by buyer and seller representation of commercial leases and sales listings.

Location: Ability to travel throughout the Western New York Region

Salary: Salary plus commission

Schedule/Travel: Full time position with  occasional work on weekends and evenings required. Regional travel throughout Niagara and Erie county, as well as to regional networking events.

Summary:  This real estate professional will be responsible for generating new leases for a commercial real estate portfolio of over 450,000 square feet.

Tasks:

  • Develop network throughout Niagara and Erie County to market commercial space.
  • Attend business and community networking meetings, events and activities regularly to promote and act as an ambassador for SCRE property interests.
  • Use direct marketing methods for potential users of space.
  • Implement a trackable sales lead management system.
  • Respond to, track, and systematically follow up on all sales leads.
  • Meet with potential tenants.
  • Carry out marketing strategies geared toward generating new business.
  • Provide periodic reports on sales and leasing.
  • Work in conjunction with contractors and SCRE staff to negotiate tenant improvements.
  • Work with legal counsel to negotiate lease-document issues.
