Watching The Phoenix Brewery Apartments shift from a bizarrely configured La-Z-Boy warehouse/fitness center/chapel was along the lines of watching a baby going from tottering toddler to quick runner.  The first time I visited The Phoenix, it was dark, cold and I was terrified of becoming lost in its ambling sections. Fast forward, it’s now firmly at its cruising mode, with occupancy almost reached.  What makes it great?  Well, like all things real estate – it’s got location, location, location.  On the south end of the Buffalo Niagara Medical Campus, it offers quick access to Buffalo’s downtown, Allentown as well as transit corridors to access the suburbs.  But what really makes it great?
